Do you lend in Southern California?

Yes. Golden Gate Lending Group lends throughout Southern California, from the Westside and the coast to Santa Barbara, Montecito and the luxury pockets of San Diego.

High values, low inventory in the pockets people want, and a great deal of cash in the market. A contingent offer competes badly against all of it.

Why you will need a bridge loan in Southern California

The pain points here are the ones we see everywhere: the right house appears rarely and goes quickly, buyers are competing against cash, and a great deal of wealth is sitting inside a home that has not sold yet.

Luxury Southern California moves on the same logic as any other high-value market. The equity in the home you own is what lets you buy the next one before it sells.

Where inventory is short and buyers are competing with cash, an offer that depends on selling something else is the one that gets set aside.

Do Relationships Matter in Southern California?

Twenty-five years of them Sofia has been lending in this market for more than two decades. The brokerages know her, and so do the agents on the other side of most of our transactions.
The listing agent knows our name Agents tell us the same thing: an offer backed by us gets taken seriously, because they have watched us close. In Southern California that reputation belongs to our borrower as much as to us.
110 reviews, 5.0 stars Most of them written by the agent on the other side of the table, which is the harder audience to please.

Questions from Southern California

Which areas do you cover in Southern California?

The areas listed above are where we work most often, not a limit, and they run from Santa Barbara and Malibu through the Westside to Newport Beach, Laguna and La Jolla. If yours is not listed, ask.

How much can I borrow against a Southern California home?

Typically 65 to 70 percent measured across both properties, less what you still owe. The calculation is the same in Newport Beach as it is in Marin. The buying power qualifier works it out in about ninety seconds and asks for no contact details until after you have seen the number.

You are based in the Bay Area. Does that change the terms?

No. Being based in the north does not change the terms, and the file is assessed the same way it would be in Marin. Lending is statewide under the same California license.

Why do contingent offers lose in coastal Southern California?

For the same reason they lose in Marin: high values, low inventory in the pockets people actually want, and sellers with enough choice to discount an offer that depends on another sale closing first.

Who do you usually work with in Southern California?

Coastal and Westside buyers, lent on the same basis as the Bay Area, most often homeowners who want to buy the next place before putting their current one on the market.
