Founder Capital Bridge.

Real estate-backed capital for founders, business owners and entrepreneurs, when the money is coming but not yet here.

In one line

A short-term loan of $500,000 to $10M secured against a home or investment property, so a founder can cover a cash flow gap without waiting on a funding round, an invoice, or a bank.

Approved in hours rather than weeks, funded in five to seven days, and repayable the moment your capital lands.

The gap this closes

Payroll is due on Friday and the round closes in six weeks. Two million in receivables is real, signed and late. An opportunity has a deadline attached and the bank needs a month. None of these are solvency problems. They are timing problems, and timing problems are what a bridge loan exists for.

If one of the founders owns California real estate, that equity can carry the business across the gap. The loan sits on the property. The money goes wherever the company needs it.

Who this is for

  • Founders, business owners and entrepreneurs with a cash flow constraint
  • Companies waiting on a funding round that is running late
  • Receivables that are signed but not yet paid
  • Time-sensitive opportunities a bank cannot move fast enough for
  • Introduced by fractional CFOs, CPAs and attorneys

How it works

  • $500,000 to $10M
  • Secured by a primary residence or an investment property
  • No appraisal and minimal paperwork
  • Funded in five to seven days
  • No prepayment penalty
  • California property

Rates and limits depend on the property and the file. Nothing here is a commitment to lend.

Why not a line of credit

Three reasons, and they are the ones founders raise with us.

Speed
A home equity line takes weeks. We have had a borrower fully approved within hours, with the funds landing three business days later.
Size
Most lines will not stretch to seven figures. This one runs to $10M.
Purpose
A home equity line is meant for money that goes back into the property. This is capital for a business, and it is written that way.

What we see most often

Payroll while a round closesThe capital is committed. The calendar is the only problem.
Receivables that have not landedSigned work, late payment, and a company that still has to run.
An opportunity with a deadlineA purchase or a deal that will not wait for a conventional timeline.

Questions we get on this

How much can I borrow?

Between $500,000 and $10M, against the equity in California real estate you or another founder own.

How fast can it fund?

Five to seven days is typical. We have had a borrower fully approved within hours, with no appraisal, because our underwriter assessed the property directly.

Does the property have to be my home?

It can be a primary residence or an investment property. One of the founders needs to put up real estate.

What if I can repay early?

Then repay early. There is no prepayment penalty, which is the point. One borrower held the loan for sixty days and paid it off the week his round closed.

Can the money go into the business?

Yes. That is what it is for, and it is why this is not a home equity line.
