I am in escrow and my lender pulled out.

Tell us where things stand. You will get a real answer quickly, and if there is a way through, we will find it.

If you are under contract and your financing collapsed, a bridge loan can often replace it fast enough to close on time. Call us and we will tell you what is possible.

Speed is the entire product here. That is why this page leads with a phone number instead of a form, and why the fastest thing you can do is pick it up.

The worst call in a transaction

You are under contract. The deposit is at risk, the seller is losing patience, and the lender who was going to fund has walked away over something that surfaced in underwriting.

What matters now is not the best rate available in the market. It is a definite answer, quickly, so you either close or you stop spending money on a deal that will not happen.

A fast, clear answer is worth more to you right now than a slow maybe.

What is left of your timeline

Usually days rather than months. That is the reason this page has a telephone number at the top and everything else further down.

Why private capital can move when a bank cannot

Conventional lenders answer to underwriting committees and secondary markets, which is why their timelines are measured in weeks and why a single underwriting condition can stop a file entirely.

We lend private capital and assess the property directly. That is what compresses the timeline, and it is also why the cost is different. Both of those are worth knowing before you decide.

Questions we get on this

How fast can you actually fund?

One of our clients describes funding in two days. Your own timeline depends on the property and the paperwork, so ask us directly rather than working from someone else record.

My last lender declined me. Does that mean you will?

Not necessarily. Conventional lenders decline for reasons that have nothing to do with the equity in the property. We look at the asset first.

What do you need on the first call?

The address, what you are buying it for, what you still owe on anything you already own, and the date you are contracted to close.

What if a bridge loan is not the right tool for this one?

You hear back fast, with the reason, and with somewhere to go next. If a home equity line, a different lender or an advisor is the better route, we point you there. Speed is the value either way: knowing early is what protects the deal.
